1 <br /> ' DEVELOPED CONDITIONS <br /> The Anthem Self-Storage Facility Project proposes to build a storage building with a <br /> covered drive aisle connecting the proposed storage facility on a 1.75-acre site. The <br /> building will cover approximately 35,750 SF of the site. Approximately 1,000-feet of <br /> paved driveway with a minimum width of 20ft will be constructed for vehicle circulation <br /> around the buildings and access to the storage units. Parking spaces as well as the area <br /> between the proposed building face and edge of drive aisle are also paved. The proposed <br /> ' driveway will take access from Everett Mall Way via a 35-foot wide commercial drop <br /> curb entrance. Parking will be provided near the southwest corner of the site in <br /> conjunction with the office area located near the entrance of the site. <br /> ' A detention system consisting of a concrete vault is proposed to mitigate the increased <br /> storm water runoff from the developed impervious surfaces. Storm water runoff will be <br /> released from the detention vault at rates per the City of Everett and WWHM2012. <br /> The vault was designed and sized using the following parameters: <br /> • The developed contributing basin is the entire development site. All areas not <br /> identified as impervious are assumed to be in lawns and landscaping(see <br /> ' drainage area map in appendix). <br /> • Lawns and landscaped areas shall contain amended soils per 2012 DOE BMP <br /> ' T5.13, and are modeled as "pasture"in WWHM2012. <br /> • Detention calculations are based on an assumption of pre-development second- <br /> growth forested conditions over the entire site. <br /> • Vault: 20ft wide, 160ft long and 9.5ft inside height. <br /> • 9.5ft Riser <br /> • Water Quality detained water levels are lower than filter outlets <br /> I <br /> 1 <br /> 1 <br />
