1 <br /> Frontage Improvements: <br /> This site has forty seven feet of frontage along Everett Mall Way. The entire frontage is <br /> paved but only half of the frontage currently contains sidewalk, curb and gutter. The <br /> frontage will be altered to install a 35-foot commercial drop curb that will tie into the <br /> 1 existing sidewalk. Drainage from the frontage improvements will continue to flow to <br /> existing, frontage drainage system. The sidewalk terminates via a taper immediately <br /> north of the proposed driveway cut. This frontage is in very close proximity to and I-5 on <br /> ' ramp. <br /> UPSTREAM ANALYSIS <br /> Based on the upstream topography and the existing drainage system, off-site areas do not <br /> ' convey runoff to the site. The proposed development will not change upstream drainage <br /> courses or patterns, and therefore no impact on upstream drainage is anticipated. <br /> DOWNSTREAM ANALYSIS <br /> ' The downstream relative to this project is to the east of the project site. Runoff from this <br /> site flows toward the roadside ditch and drainage system for the southbound lanes of <br /> Interstate 5. Once runoff from the site enters the WSDOT road side drainage system it <br /> flows north for more than one quarter of a mile downstream from the project site. <br /> Stormwater from the project site will be detained and released via a control structure then <br /> ' conveyed to an existing WSDOT catch basin. Flow rates and methodology are per the <br /> WWHM2012 manual and the City of Everett. <br /> ' There will be no change to the down stream drainage courses or patterns.
