2. EXISTING SITE CONDITIONS <br /> The site is located at 6816 Evergreen Way, Everett, WA 98203 in Section 7, Township <br /> 28N, Range 5E, Willamette Meridian. See Figure 1 - Vicinity Map. The entire property <br /> consists of 0.70 acres. <br /> Land use around the site is primarily commercial and residential. The overall existing site <br /> is currently used as a new car dealership and the parcel containing the proposed <br /> improvements is currently covered in pavement or gravel and used for vehicle parking. In <br /> the past however it has contained buildings and pavement prior to 1997. The buildings <br /> and some of the pavement have been removed recently in the area north of and north of <br /> the proposed addition. Based on the City of Everett 2010 Stormwater Management <br /> Manual definition of"Existing Site Conditions"this project's existing site conditions will be <br /> what existed prior to 1997. As noted for this project the existing conditions will include <br /> roof and pavement. <br /> The existing developable site is mostly rectangular in shape made up of three existing tax <br /> parcels and shown on the project survey as parcel C. The site is approximately 128-feet <br /> east and west and 150-feet north and south. The grades on the site range from flat to <br /> moderate with the steepest slopes approximately 10%. The land cover found in the <br /> proposed area of disturbance on the existing property consists of pavement and gravel. <br /> The soil hydrologic types for this site have been identified as Type C from the Snohomish <br /> County Soil Survey Map, see figure 5. This soil, Aldwerwood— Urban Land Complex, is <br /> typically moderately deep and moderately drained soil found on till plains. This soil type <br /> is identified as a Till soil (Type C) in the 2005 DOE Manual. <br /> This site proposes to build 0.70 acres of new/replaced parking and roof. Approximately <br /> 90% of this project will be impervious surface with the remaining area to be landscaped <br /> along the perimeter. <br /> Rodland Toyota 12-0412 <br /> May 2012 Page-6 <br />
