3. DEVELOPED SITE CONDITIONS <br /> This development proposes to build 0.70 acres of new/replaced pavement and roof for <br /> parking and building addition. The site area table below summarizes the proposed <br /> improvements. <br /> Site Areas <br /> Total On-site Bypass Off-site <br /> (ac) (ac) (ac) (ac) <br /> Area of Disturbance 0.70 0.70 0.00 0.01 <br /> This is shown in the stormwater calculations in Appendix A. <br /> The development area lies west of Evergreen Way and south of Madison. The <br /> surrounding parcels include commercial uses to the north, south and east and residential <br /> to the west. The site has access off of Evergreen Way, Madison and E. Cady Rd. <br /> Grades on this site are flat to moderate and have been graded in the past. Therefore, the <br /> site grades drain to the existing drainage system located northwest and northeast of the <br /> proposed addition. The developed/disturbed portion of this project will be analyzed as an <br /> independent basin since no offsite flow is collected by the proposed system. Discharge <br /> from the roof downspouts will be conveyed directly to the existing on-site conveyance <br /> system that discharges to the existing drainage system within the Madison R.O.W. <br /> Runoff from the new pavement will be treated prior to release from the site in the same <br /> location. <br /> Two pavement basins have been laid out for this project. The western basin is currently <br /> paved and collected/treated by an on-site drainage system prior to release from the site. <br /> This basin will be affected by this project and re-graded in some areas and then re- <br /> paved. The proposed design will slightly decrease the tributary basin area collected by <br /> this system. Therefore the existing conveyance and water quality system for this basin <br /> will function at or better than existing levels after this project is complete. <br /> The northern basin is in an area north of the new addition which is currently gravel and <br /> drains to the east and is collected in the existing conveyance and treatment system north <br /> of the existing building. This basin will be modeled to determine the water quality flow <br /> rate for the basin and a treatment facility will be sized to properly treat the runoff prior to <br /> release from the site. This will also reduce the demand on the existing system north of <br /> the existing building which will have the same effect as the western basin by improving <br /> the function of the existing system after this project has been completed. <br /> Rodland Toyota 12-0412 <br /> May 2012 Page-7 <br />
