DRAFT GEOTECHNICAL ENGINEERING REPORT <br /> RESERVE AT EVERETT <br /> EVERGREEN WAY AND HOLLY DRIVE <br /> EVERETT, WASHINGTON <br /> Project No.1117.01 <br /> May 1,2013 <br /> INTRODUCTION <br /> This report documents the surface and subsurface conditions encountered at the site and our <br /> geotechnical engineering recommendations for the proposed Reserve at Everett project. The project <br /> description, site conditions, and our geotechnical conclusions and design recommendations are <br /> presented in the text of this report. Supporting data including detailed exploration logs and field <br /> exploration procedures,and results of laboratory testing are presented as appendices. <br /> Our geotechnical engineering scope of services for the project included a literature review, site <br /> reconnaissance, subsurface exploration, laboratory testing, geotechnical engineering analysis, and <br /> preparation of this report. The subsurface evaluation consisted of completing 10 exploratory test pits <br /> (designated TP-1 through TP-10). <br /> PROJECT UNDERSTANDING <br /> Based on our review of a site plan dated March 20, 2013 prepared by Charles Morgan & Associates <br /> (project architect),we understand the project will consist of constructing a 177 unit,5 story senior living <br /> apartment complex building and associated site improvements. The first floor is planned to have a split <br /> elevation with the southeast portion of the first floor at elevation 544.50 and the northwest portion of <br /> the first floor at elevation 552.50. The first floor will be buried on the northwest side and daylight to the <br /> southeast. The southeast one quarter of the building will be supported on fill with a maximum <br /> anticipated thickness of about 3.5 feet above existing site grades. The building is expected to be wood- <br /> framed construction supported on shallow concrete spread footings. A concrete slab-on-grade is <br /> expected for the first floor level. Grading for the project is expected to consists of cuts with a maximum <br /> anticipated depth of about 20 feet and fills with a maximum anticipated thickness of about 3 to 4 feet. <br /> A majority of the parking for the tenants will be provided northwest of the building. The parking area <br /> will be accessed off of Evergreen Way via a driveway located adjacent to and paralleling the northeast <br /> property boundary. A majority of the driveway will require fill and the fill will be supported along a <br /> portion of the north side with a 2 to 5 foot tall rockery. Along the southwest property boundary,a 2 to 5 <br /> foot tall rockery will be required to support a cut for the northwest parking area and the building. Along <br /> the front of the building a 4 to 5 foot tall segmental block retaining wall is proposed to support fill for a <br /> plaza area. <br /> Stormwater runoff from the site will be managed using a buried concrete vault located northwest of the <br /> Page 1 <br />
