Zipper Geo Associates, LLC <br /> Reserve at Everett <br /> Project No.1117.01 <br /> May 1,2013 <br /> building below the northwest parking area. In order to construct the vault, a cut with a maximum <br /> anticipated depth of about 15 feet below finished site grades will be required. <br /> SURFACE CONDITIONS <br /> The project site consists of an undeveloped 2.4 acre property located along the northwest side of Evergreen <br /> Way near the intersection of Evergreen Way with Holly Drive in Everett,Washington. The site is bordered <br /> to the northwest by developed multi-family residential property;to the southeast by Evergreen Way;to the <br /> northeast by an electrical substation and undeveloped land; and to the southwest by undeveloped <br /> property. Topographically, the ground surface at the site generally slopes downward from northwest to <br /> southeast. Total vertical relief from the northwest property corner to Evergreen Way is about 24 feet. The <br /> maximum slope gradient of the ground surface at the site is about 15 percent. Ground cover on the <br /> northwest three quarters of the property consists primarily of dense deciduous brush and occasional <br /> deciduous and coniferous trees. In local areas of the northwest portion of the property, there are <br /> occasional derelict concrete ruins including a concrete foundation, concrete pads and concrete stairs. <br /> Based on our review of historic aerial photographs, it appears that a structure may have occupied the <br /> northwest portion of the property prior to 1994. There are also indications of vagrant habitation including a <br /> tent and a few makeshift shelters. The southeast quarter of the property is generally covered with asphalt <br /> and concrete pavements. <br /> No areas of standing surface water or drainage features were observed on the property at the time our <br /> subsurface explorations were completed. The approximate location of the site is shown on the enclosed <br /> Vicinity Map,Figure 1.Existing Site features are shown on the Site and Exploration Plan,Figure 2. <br /> SUBSURFACE CONDITIONS <br /> Regional Geology <br /> We assessed the geologic setting of site and the surrounding vicinity by reviewing the following regional <br /> publications. <br /> • Geologic Map of the Everett 7.5 Minute Quadrangle. U.S.Geologic Survey, Map MF-1748,1985. <br /> The above-referenced geologic mapping indicates the site is underlain by Vashon Till(Glacial Till).Glacial <br /> Till consists of a very compact mixture of sand,silt, clay,gravel,cobbles and boulders. Upon excavation, <br /> Glacial Till has a stark resemblance to that of hardened concrete and is sometimes locally referred to as <br /> "hardpan". The compact nature of Glacial Till is the result of the unit being overlain by hundreds of <br /> meters of ice during the Vashon stade of the Fraser Glaciation some 15,000 years ago. <br /> Page 2 <br />
