I. PROJECT OVERVIEW <br /> The proposed redevelopment consists of a new RiteAid store with associated grading, paving, <br /> drainage and utility improvements. The 2.01 acre site is located at 9701 Evergreen Way in Everett, <br /> Washington. The existing structures will be removed. <br /> The project requires compliance with the 1997 City of Everett Stormwater Management Manual. <br /> Erosion and sedimentation control measures will be provided as required. Stormwater will be <br /> discharge to the existing storm drain within 4th Avenue West at the SW corner of the site. Since the <br /> development will result in a decrease in impervious area,flow control measures will not be required. <br /> Water quality measures will be required to treat the 6-mo / 24-hr storm event. A new 24" storm <br /> drain reroute will be constructed to replace the existing 18" storm drain which runs under the <br /> proposed building. <br /> II. PRELIMINARY CONDITIONS SUMMARY <br /> The existing 2.01 acre site consists of an existing retail and car maintenance shop and a used <br /> car lot. The site is almost entirely impervious and drains to existing storm system within 4th <br /> Avenue West. The car lot on the south side of the site drains to an existing oil/water separator <br /> prior to discharge to 4th Avenue West. <br /> The existing suboils generally consist of silty, gravelly sand. Go groundwater was encountered <br /> to depths of at least 8 feet. Glacial till was encountered at approximately 5 feet below existing <br /> grade. <br /> III. OFF-SITE ANALYSIS <br /> The site generally sheet drains to 4th Avenue West. The 24" public storm drain within 4th Avenue <br /> continues in a southward direction beyond 100th Street Southwest. We do not know of any <br /> drainage problems associated with this system. <br /> The site also receives runoff from properties west of Evergreen Way. This runoff is routed <br /> through the site via an 18" storm drain. This drain will be rerouted around the proposed RiteAid. <br /> IV. EROSION AND SEDIMENTATION CONTROL BMP'S <br /> Erosion Control BMP's shall consist of a rock construction entrance, silt fencing,temporary swales, <br /> check dams and soil stabilization measures. A sediment pond has also been added at the <br /> southeast corner of the site with a filtered discharge to the existing storm drain within 4th Avenue <br /> West. <br /> Refer to Section 6 for the required Small Parcel Erosion Control BMP's. Refer to Section 5 for the <br /> sediment pond calculations. <br />
