• <br /> 1. INTRODUCTION <br /> This document is intended to provide the engineering information necessary to support <br /> the construction plan submittal to the City of Everett for this site. The site covers 0.15 <br /> acres. The area of disturbance for this project will include the entire site. This project will <br /> include some off-site paving within the adjacent alley to the east. In addition, the on-site <br /> improvements include 20 parking stalls and a 20' wide drive isle. <br /> This project proposes to create 0.11 acres of new impervious surfaces including asphalt. <br /> This will require the construction of stormwater conveyance system with a connection to <br /> the City's combined storm/sewer system. Parking lot runoff will pass through curb <br /> openings along the north and south sides of the parking stalls or along the west edge of <br /> the parking area and then into vegetated swales or landscape areas. The swales have <br /> been designed with multiple check dams to aid in the attenuation of flows and retention of <br /> the runoff on-site. The site stormwater improvements were designed to meet the COE <br /> 2010 Stormwater Management Manual along with the modifications to the standards <br /> contained in the interim Public Works Policy#2-11. <br /> The site is located east of Hoyt Ave. at 3819 Hoyt Ave, in the City of Everett, and in <br /> Section 30, Township 29N, Range 5E, Willamette Meridian.
