• <br /> 2. EXISTING SITE CONDITIONS <br /> The site is located at 3819 Hoyt Ave., Everett, WA 98201 in Section 30, Township 29N, <br /> Range 5E, Willamette Meridian. See Figure 1 - Vicinity Map. The entire property <br /> consists of 0.15 acres. <br /> Land use around the site is primarily commercial and residential. The existing parcel <br /> contains a SFR and detached garage that will be removed as part of this project. The <br /> existing site also contains paved parking areas and walks/patio. Access for the new <br /> parking will be from the alley to the east. <br /> The existing developable site is mostly rectangular in shape made up of one existing <br /> parcel. The parcel is approximately 129-feet east and west and 50-feet north and south. <br /> The grades on the site are moderate with the steepest slopes along the western property <br /> line at approximately 25% but only for a very short distance. The vegetation found in the <br /> proposed area of disturbance on the existing property and alley consists of lawn and <br /> other landscaping along with the existing impervious surfaces. <br /> A site visit was conducted on August 20, 2012. The weather was clear with temperatures <br /> in the 70's. No surface water was observed on this site. <br /> The soil hydrologic types for this site have been identified as Type C from the Snohomish <br /> County Soil Survey Map, see figure 5. This soil, Alderwood —Urban Land Complex, is <br /> typically moderately deep and moderately drained soil found on till plains. This soil type <br /> is identified as a Till soil (Type C) in the 2005 DOE Manual. <br /> This site proposes to build 0.11 acres of access and parking. Approximately 75% of this <br /> project will be impervious surface with the remaining area to be landscaped. <br /> Hoyt Parking Lot 12-0808 <br /> Oct.2012 Page-5 <br />
