4. OFFSITE ANALYSIS <br /> DEFINE STUDY AREA: <br /> From observations made during the field visit, and the topographic survey, no upstream <br /> off-site area is found to be tributary to this parcel. This is due to the existing topography <br /> of the surrounding areas as well as the developed nature of this general area. The <br /> downstream flow path is to the northeast corner of the site and into the alley. The <br /> existing alley runoff is collected by a catch basin approximately 50-feet northeast of the <br /> site. This catch basin is connected to the combined storm/sewer system within the alley. <br /> The downstream system is composed of a 1914 concrete sewer main which the City has <br /> determined lacks adequate capacity for the current condition. <br /> REVIEW AVAILABLE INFORMATION: <br /> This project is not located within a FEMA floodplain and no other basin plans or drainage <br /> resource information has been located as this time. <br /> FIELD INSPECTION: (Area of Disturbance Only) <br /> The majority of this site slopes slightly to the east with a bank along the western property <br /> line sloping to the west, which will be in the future 10-foot landscape area and existing <br /> R.O.W. Therefore, the majority of the site runoff flows into the existing alley east of the <br /> project. There were no indications of erosion or capacity problems in the portion of the <br /> downstream system that could be observed. <br /> DESCRIPTION OF DRAINAGE SYSTEM AND ANY EXISTING OR PREDICTED <br /> PROBLEMS: <br /> The downstream system for this project appears in good condition.
