3. DEVELOPED SITE CONDITIONS <br /> This development proposes to build 0.11 acres of new pavement for parking. The site <br /> area table below summarizes the proposed improvements. <br /> Site Areas <br /> Total On-site Parking Off-site <br /> (ac) (ac) (ac) (ac) <br /> Area of Disturbance 0.15 0.15 0.11 0.00 <br /> This is shown in the stormwater calculations in Appendix A. <br /> The development area lies east of Hoyt Ave. The site will take access off of an alley to <br /> the east. Grades on this site are flat excluding a bank along the edge of the Hoyt Ave <br /> R.O.W. with the majority of the site draining from west to east. This site is located within <br /> the combined storm/sewer system basin for the City of Everett. Therefore, all of the <br /> proposed improvements will be connected to that system. Discharge from the vegetated <br /> swales will be conveyed directly to the existing sewer main within the alley to the east of <br /> this parcel. Runoff from the western 20-feet of pavement will drain over the vegetated <br /> slope to the west and into the Hoyt Ave R.O.W. prior to collection and conveyance to the <br /> combined storm/sewer system. <br /> Paved surfaces for this project will be collected along the north and south sides of the <br /> parking and spilled into the vegetated swale along the edge of the parking. Concrete <br /> wheel stops will be installed along the edge of pavement to protect the landscaping area <br /> and large opening will be provided to allow the runoff to enter the swales. The runoff <br /> within the swales will flow to the east and raised planting areas for the required trees <br /> have been designed to impound the water to attenuate flows and increase the potential <br /> for retention of runoff on-site. 6" PVC pipes within the raised planting areas have been <br /> designed to ensure a minimum ponding depth of 4" within the swale. <br /> Hoyt Parking Lot 12-0808 <br /> Oct.2012 Page-6 <br />
