1 <br /> I <br /> Project Description <br /> This Stormwater Site Plan Addendum Report addresses applicable stormwater <br /> requirements for the proposed non-ferrous fabricating shop, office building, and barge <br /> transportation facility consisting of a crane pad and dock at McClean Ironworks. A <br /> stormwater site plan has already been prepared for the existing steel fabricating shop on <br /> the main site within tax parcel#29050900200400. <br /> The proposed improvements are within a larger common development plan for McClean <br /> Ironworks and located on Smith Island within tax parcel#29050800101100 and <br /> 29050900200400 along the northern shoreline of the Snohomish River at approximate <br /> River Mile 1.5 immediately east of State Route 529 within the City of Everett, <br /> Washington. The site is bounded on the south by the Snohomish River, on the north by <br /> Ross Avenue,the west by an aggregate yard owned by Glacier NW(parcel <br /> #29050800100200) and east by a sawmill chip storage facility(parcel #29050900200800) <br /> owned by Dunlap Towing. The project lies within the northeast quarter of Section 8 and <br /> northwest quarter of Section 9, Township 29 N., Range 5 E., W.M.. <br /> McClean Ironworks is proposing a new fabricating shop for non-ferrous metals <br /> (aluminum,titanium, etc...)and an office building adjacent to the shop encompassing a <br /> gross building area of 12,750 square feet. In addition, a wharf or barge transportation <br /> facility consisting of a crane pad and dock along the Snohomish River is being proposed <br /> in the southeast corner of the project site to serve the existing steel fabrication facility. <br /> Mitigation is also required by the Corps and WDFW to compensate for potential wharf- <br /> related impacts to existing estuarine habitat associated with shading. <br /> The two proposed work areas encompass approximately 1.95 acres. Construction <br /> activities will include re-grading and importing fill for the non-ferrous fabricating shop, <br /> driving 18" diameter galvanized steel pipe piles for the wharf, staging area construction <br /> including excavation, framing, and pouring concrete, asphalt paving, drainage system <br /> installation, as well as general construction of the shop, office, and barge facility. <br /> The zoning for the project site is Heavy Manufacturing(M-2). According to the Natural <br /> Resources Conservation Service (NRCS), the soils on the project site primarily consist of <br /> Urban land. See Appendix A for a NRCS Soil Map. <br /> The proposed stormwater facilities will comply with the 2012 Department of Ecology <br /> Stormwater Management Manual for Western Washington(DOE Manual), the 2010 City <br /> of Everett Stormwater Management Manual and the City of Everett Design and <br /> Construction Standards and Specifications (November 2011). <br /> I <br /> Stormwater Site Plan Page 1 <br /> McClean Ironworks Site Improvements August 2014 <br /> I <br />
