•
2. Conditions and Requirements Summary
•, Conditions and requirements will be determined at the time of jurisdictional review.
3. Offsite Analysis
A site reconnaissance was done by Jesse Jarrell, P.E. of Western Engineers Inc. on
• April 19, 2011 to verify the downstream flow paths. The weather was partly sunny
with a temperature around 45 degrees.
The approximate 0.52 acre site is developed with one single family residence, concrete
driveway, single car garage, gravel driveway and 2 car carport. The remaining portions
• of the site consist of residential landscaping and slopes to the southwest to north at slopes
ranging from 2%to 8%. Per the SCS Soil Survey of Snohomish County, the site contains
Alderwood Sandy Loam type soils.
A: Upstream Analysis
•
From aerial maps of the surrounding topography and a site visit there does not
appear to be any significant upstream flows entering into the site. Minor upstream
Runoff from the east side of 18th Ave West does enter the site but will be
intercepted by the future frontage improvements to be installed by the development.
•
No other significant upstream flows appear to enter into the site from the adjacent
properties to the north or south. All upstream flows into the site can be ignored.
B: Downstream Analysis
• Please refer to the Downstream Analysis Map attached in the next page for a detailed
description of the downstream drainage course.
From the surrounding topography, it appears that the runoff from the site flows east and
into an adjacent wetland area(refer to photos 1 and 2 for reference). This wetland area is
• part of the neighborhood drainage system and is part of a tributary area for Swamp Creek.
As flows enter into the wetland area, they turn south and travel through the adjacent
neighborhood. The flow path continues south where it eventually enters into Swamp
Creek and then into Lake Washington.
• No visible drainage problems were observed at the time of field inspection. Refer
to the appendix in section 10 for the Swamp Creek Basin Map and Aerial and
Downstream Basin Map.
Drainage Complaints
•
No drainage complaints are aware of for the surrounding properties or downstream path.
E: /2011 / 111103A/Drainage Report.doc
•
