• <br /> PROJECT OVERVIEW <br />• The proposed project is located at 9421 18th Ave West in the City of Everett, Washington. More <br /> generally, the site is located in Section 14, Township 28 North, and Range 4 East of the <br /> Willamette Meridian in Snohomish County, Washington. Please refer to the Vicinity Map <br /> attached in the next section. This drainage report was created using the 2010 City of Everett <br />• Surface Water Design Manual. <br /> The approximate 0.57 acre site is mostly developed with two vacant duplex units located on the <br />• west half of the site (per previous construction approval). The central area of the site exists as <br /> residential lawn area with the eastern 40-feet of the property existing as NGPA wetland <br /> easement. The development area of the site primarily slopes from the east to the west and range <br /> from 2%to 8%. Per the SCS soil map of Snohomish County the site contains Alderwood type <br />• soils. <br /> Per previous construction approval of the Lilly's Court Condo Development,two duplex units <br />• have been construction in the western area of the site. Due to foreclosure on the property, no <br /> other site improvements have been completed per previously approved design. In order to finish <br /> the project, the developer is required to re-submit new construction plans per current drainage <br /> and zoning codes. General access and layout of the re-designed project will be retained from the <br />• previously approved layout. Minor changes to grading and drainage are proposed for the site in <br /> order to meet requirements of the 2010 Stormwater Design Manual. <br />• Main access for the site is to be provided by a 20' by 20' drive aisle which will travel east into <br /> the site, from the east side of 18th Ave West, where it will then"T" in the central area of the site. <br /> All new garages will be accessed and face the "T" area in the central area of the site. <br />• All existing and new duplex units are proposed at 1,600 sf. foot prints for each duplex for a <br /> total impervious area of 6,400 sf. New drive aisle area has been estimated at <br /> approximately 5,397 sf. along with 160 sf of covered car wash area.
