1 PROJECT OVERVIEW <br /> The Silver Lake Center project proposed the construction of 100 new <br /> townhouses totaling 58,800 sf of impervious with an additional 95,800 sf of <br /> impervious roads on a 6.86 acre site in the City of Everett. The subject <br /> property is located north of 19th Ave. SE (SR 527) on parcels #00574700100102, <br /> #00574700100100, #00574700100104, #0057470010203, #00574700100302, <br /> #00574700100304, #00574700100301, and #00574700100403. <br /> Access to the proposed residence locations will be via new access drives off of <br /> 19th Ave SE and 110th St SE. The individual lot driveways will access onto the <br /> site access drives. <br /> The subject property is currently mostly undeveloped with no existing <br /> structures. Two former single-family houses have been previously demolished. <br /> There is an existing wetland and seasonal stream located on the east side of <br /> the site. Site soils are Alderwood gravelly sandy loam. Existing grades across <br /> the property are flat, ranging from 0.5 to 10%. Grades slope generally from the <br /> north to the south onsite. <br /> Runoff from the site is divided between two different basins which meet <br /> downstream of the site. Basin A, comprising the northern portion of the site, <br /> flows through the seasonal stream on the east side of the site. The flow from <br /> the stream enters a closed storm drainage system at the southeast corner of <br /> the site. Basin B, comprising the southern portion of the site, flows overland <br /> to the existing storm drainage system in 19th Ave. SE (SR 527). Both of the <br /> flows converge at the southeast corner of the site and drain to Silver Lake, <br /> approximately 250 feet to the southeast of the site. <br /> Development of the site will bring the total impervious area to approximately <br /> 154,600 square feet. Minor clearing activities will result in additional area <br /> July 2014 1-1 LDC Job No. 13-144 <br />
