SILVER LAKE CENTER Context& Character <br /> • Silver Lake Center will be the centerpoint of an emerging shopping and personal service"node" that <br /> will be regional in its market penetration; <br /> • Site soils and site topography are carefully employed to provide underdeck parking and service areas <br /> within acceptable economic limits. The underdeck Lower Level Parking will be provided for all <br /> residential tenants,professional services spaces and service commercial areas within the center. <br /> • The lakeside location of the site with the inherent recreational and view amenities provide activity <br /> options to the consumer that help establish the strong market presence we seek; <br /> • The project plan features a Promenade that is a"pedestrian dominant zone"which extends throughout <br /> its interior perimeter of the site. As implied,it is a zone within which the pedestrian is not confronted <br /> with cars and service vehicles,but a linear walkway that provides for shop"portals"and entry <br /> "courts",seating,landscaping,ornamental lighting,signage, sculpture,and retail kiosks that are <br /> largely seasonal and event oriented; <br /> • The"Promenade"has transverse links that are central to the north and south sectors of the Plaza <br /> Level Parking.The north link provides a strongly defined pedestrian corridor from 19e Avenue along <br /> a somewhat easterly extension of 112th Street.The south link providing a cross access that also <br /> provides vertical access to the Lower Level Parking. <br /> • Whereas the construction of the Silver Lake Center will be a continuum,the project is capable of four <br /> distinct phases which can be contained within four distinct land parcels,thereby enabling phasing and <br /> financing options; <br /> Silver Lake Center Project Profile Page 3 of 21 <br />
