I
June 3,2011
Project No. T-6578
Specifically, this report addresses the following:
• Soil and groundwater conditions
• Geologically Critical Areas per Everett Municipal Code
• Seismic design per 2009 International Building Code(IBC)
• Site preparation and grading
• Excavation and slopes
• Foundations
• Slab-on-grade floors
• Retaining walls
• Drainage
• Utilities
• Pavements
It should be noted that the recommendations outlined in this report regarding drainage are associated with soil 1
strength, design earth pressures, erosion, and stability. Design and performance issues with respect to moisture
as it relates to the structure environment(i.e., humidity, mildew, mold)are beyond Terra Associates' purview. A
building envelope specialist or contactor should be consulted to address these issues,as needed.
3.0 SITE CONDITIONS
3.1 Surface I
The project site is located on Seaway Center Lot 3B-I northeast of the intersection of Merrill Creek Parkway and
23rd Drive West in Everett, Washington. It is bounded to the south by Norpro Building A, to the north by the
TOC Building, to the east by forested land and Narbeck Creek, and to the west by 23rd Drive West. Currently,
access is gained from the south off of the existing paved access and parking lot on the north side of Norpro
Building A. The site's location is shown on the attached Vicinity Map,Figure I.
Site topography is gently sloping with a gentle overall gradient descending from the southeast down to the
northwest. A shallow valley or depression exists in the south-central portion of the site. A I5-foot wide water
line easement crosses the eastern half of the site from north to south. Vegetation consists of a moderate to heavy
growth of coniferous and deciduous trees with relatively thick underbrush, with the exception of the utility
easement. The easement is open with maintained grass cover.
Page No. 2
