1 <br /> Preliminary Stormwater Site Plan Everett, WA <br /> 1 <br /> Preliminary Conditions Summary <br /> Existing Conditions <br /> The existing land coverage is entirely pervious and made up of second growth conifer and <br /> deciduous trees with moderate ground cover. The USGS defines the site soils as <br /> Alderwood Gravelly Sandy Loam (hydrologic soil group C) and Alderwood-Everett <br /> Gravelly Sandy Loam (hydrologic soil group C). The curve number relating to the existing <br /> ground cover is 81 for C soils. Approximately eight acres of the site is a Native Growth <br /> Protection Area (NGPA) and will not be accounted for in this report since it will not be <br /> developed. Additionally, onsite wetlands are not accounted for since they drain offsite and <br /> will not be affected as a part of this development. Approximately 10 acres of undisturbed <br /> area upstream of the Edg�waax�r_(_reek basin will be accounted unted for in the design of the <br /> .port. This system routes runoff to an <br /> outfall into Edgewater Creek that is already constructed. <br /> Powdermill Gulch Creek <br /> Runoff will be routed to a stub from the existing storm drain system to the north to the <br /> existing Powdermill Gulch Creek outfall. <br /> Wells, Septic Tanks and Fuel Tanks <br /> There are no known fuel tanks, wells or septic tanks located on the property.
