Marlene Bissell 10-Unit Condo's <br /> Drainage Report <br /> Section 3 - Existing Site Conditions <br /> Structures <br /> The property has one SFR house, a large pole building, and a shed. <br /> Topography and Vegetation <br /> The eastern two thirds of the site is relatively flat with a very slight trend westward. The western <br /> third slopes westerly on average of about 2 to 3 percent with the steepest slope about 11 percent. <br /> The soil found on the site is Alderwood Land Complex with a Hydrologic Group C (See Figures <br /> and Calculations). The vegetation on most of the site is lawn. The periphery of the north, east, <br /> and west sides of the site is lined with second growth coniferous trees. The southern boundary <br /> has a well established hedge(See Photos) <br /> Existing Drainage Patterns <br /> Existing drainage sheets off the site predominately south and westerly to a Type F stream(Silver <br /> Lake Stream). <br /> Existing Runoff <br /> Existing rates of stormwater runoff from the site were calculated using the Waterworks computer <br /> software program(See printouts). <br /> 4 <br />
