Marlene Bissell 10-Unit Condo's <br /> Drainage Report <br /> Section 4 - Developed Site Conditions <br /> Proposed Site Development <br /> The current proposal for development of the site includes the construction of 10 detached <br /> condominiums, all of which will take access from a 24 foot wide paved private road. The <br /> proposal also includes passive and active open space areas with a picnic area and car wash <br /> station. Storm runoff will be detained within a 268' long,46"high x 60"wide detention arch <br /> pipe, sized to detain '/2 the 2 year,the 10 year, and 100 year 24-hour storm events. A correction <br /> factor of 134% is included (See Calculations). <br /> Vegetation <br /> The vegetation on the site after development will consist of Category A multi-family residential <br /> landscaping. <br /> Site Grading <br /> Grading calculations have been calculated at approximately 1,213 cubic yards of cut and 1,040 <br /> cubic yards of fill. The cut material will be redistributed and spread as fill material as is suitable. <br /> Proposed Drainage <br /> Runoff exiting the site will be conveyed to the western side of S.R. 527 where it will enter the <br /> existing south flowing system which outfalls shortly back into Silver Lake Stream. <br /> Storm Water Quality <br /> Due to the restrictive design constraints of this flat site,the road was designed with a high point <br /> in the center of the site so that half of the road's drainage is conveyed east and half west. At <br /> each end of the road will be a stormfilter by Contech,Inc., designed to filter half of the 6 month <br /> 24-hour developed storm event (See Contech, Inc.'s Size and Cost Estimate printout) <br /> 5 <br />
