Four Corners Short Plat Stormwater Site Plan <br />SECTION 1 - PROJECT DESCRIPTION <br />This Stormwater Site Plan (SSP) is provided to describe the stormwater conditions and proposed drainage <br />improvements for the Four Corners Short Plat project. The project proposes to subdivide 2 existing parcels into <br />3 new parcels and abolish the existing covenants of the master plan of the existing parcels that are located <br />within the City of Everett (COE). As apart of the short plat, the parking lot will be reconfigured. The s, <br />stormwater requirements for the project are established by the 2014 Washington State Department of <br />Ecology Stormwater Management Manual (SWMM). Per the charge provided as Figure 1-2.4.2 of the SWMM, <br />the project is required to meet minimum requirements #1 through #5. The project proposes greater than <br />2,000 sq-ft of replaced hard surface, but less than 5,000 sq-ft of new impervious surface. The flow chart is <br />provided in Appendix B. This report is provided to identify the applicable storm drainage standards and to <br />summarize the analyses and design provisions proposed for the project to comply with city surface water <br />standards. <br />The project site is located within the city limits of the City of Everett. The vicinity map provided below as <br />Figure 1 illustrates the general location of the subject property. The project is located is located at the SW <br />corner of the intersection of Evergreen Way and 791h Place SE, Everett, Washington (Snohomish County tax <br />parcels 28050700307000 and 28050700306900). More generally, the site is located in the SW '/4 of <br />Section 7 of Township 28 North, Range 5 East, in Snohomish County, Washington (see Vicinity Map below). <br />Figure I —Vicinity Map <br />The project proposes to sub -divide two parcels in Everett totaling approximately 1 1.59 acres to remove <br />the covenants of the master development plan. The site is currently developed with 3 commercial buildings, a <br />K-Mart shopping center, the DaVita Clinic in the south east corner of the project site, and a McDonalds <br />Restaurant of the north east portion of the site.
