The properties immediately north of the site are zoned R-1 and E-land those adjacent <br />to the west boundary are zone R-1. The properties adjacent to the south are zoned E-1 MUO. The properties <br />to the east are zoned E-1. Figure 2 in the Appendix displays the existing site conditions. <br />Current site zoning of the property is E-1 MUO, Evergreen Way Mixed Use Overlay. The proposed <br />multifamily project is a permitted use under the current zoning and all site development and public <br />infrastructure improvements are proposed in accordance with applicable City of Everett development <br />standards.
