6. On Sheet S1, some of the earthquake design criteria such as the base shear, seismic response
coefficient, analysis procedure, and importance factorappearto be missing. Please clarify
and add this information as required per IBC 1603.1.5.
7. On Sheet S1, the photovoltaic design weight allowance appears to be missingfrom the
drawings, but there appears a reference to a panel allowance on S4.4N and S4.4S. Please
verifythat the design weight allowance is indicated on the plans as there appears to be a
proposed roof photovoltaic system on Sheets A256B, A256C. IBC 1603.1.8.1.
B. On detail 5/S8, appears to be a special boundary element detail. Please verify that cross -ties
are extending a minimum of 12" into the foundation, as it does not appearto captured in
the detail orthe shearwall elevations. ACI 316-1418.10.6.4.
RESUBMITTAL REQUIREMENTS
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with two new sets of revised construction documents reflecting the corrections requested.
Please include a response letter indicating howthe corrections were resolved.
All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing Building
Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical Code (IMC),
and/orthe 2015 Washington State Energy Code (WSEC), as amended bythe State of Washington and
adopted bythe City of Everett. The current IBC referenced standard for accessible design is the 2009
''Accessible and Usable Buildings and Facilities'' (ICC/ANSI A117.1). Federal ADA regulations and
standards may be more restrictive.
These comments address building issues only. Additional revisions or additions may be required by
other departments (such as Utilities, Traffic, Planning or Fire). All required submittals must be of
sufficient detail and information to ensure that the proposed structure will be constructed in
compliance with all adopted codes.
Sincerely,
James Brander, PE, SE
Associate Engineer
Plans Examiner
