Kitchens should be provided with local exhaust per IRC Section R303.4. <br /> a. Kitchen located in basement will have a hood exhaust greater than 100 cfm but less than <br /> 400 cfm <br /> 2. The dryer exhaust duct in the laundry room should comply with IRC Section M1502.4. <br /> a. Dryer duct in basement to vent out adjacent exterior wall and comply with M1502.4. <br /> 3. The Basement Level should include a main egress door and landing per IRC Sections R311.1 <br /> through R311.3. The door dimensions, landing location and size, and step should be specified <br /> in the drawings. <br /> a. There is an existing 32"door for access in and out of basement at grade level. There is <br /> an existing concrete landing with direct, unobstructed access to the rear or front of the <br /> property. <br /> 4. Emergency escape windows should be provided per IRC Section R310 in each bedroom. The <br /> window dimensions, opening sizes, and bottom sill heights should be specified in the drawings. <br /> a. See elevation 2/A5 <br /> 5. The locations of new interior walls should be clearly denoted in Plan 2/A3. Details for the wall <br /> construction should be provided, including top and bottom plate connections to the structure. <br /> Walls should include fire blocking per IRC Section R302.11. <br /> New interior walls are poche in orange. See typical wall section A/A4. <br /> 6. The exterior of the building should be insulated to provide a thermal envelop complying with <br /> the 2015 WSEC. The thermal rating (i.e., Rmin, Umax) should be specified for each component of <br /> the building (e.g., walls, windows). Prescriptive values should be specified per WSEC Tables <br /> R402.1.1 or R402.1.3. The envelop should include the footings, below-grade walls, and slabs- <br /> on-grade. Alternatively, the thermal envelop may be designed per the Total UA method of <br /> WSEC Section R402.1.4; calculations substantiating the design should be included in the <br /> submittal documents. The crawl space is presumed to not be part of the habitable space and <br /> should be thermally separated, including the door. <br /> a. No changes to exterior envelop of building. We assume external walls are insulated; <br /> should any drywall be removed during construction exposing stud bays, R19 insulation will <br /> be installed. Existing windows are not being replaced, should they be replaced during <br /> construction, windows shall have a U value of 0.28. <br /> 7. The Basement Level dwelling should be designed to comply with the additional energy <br /> efficiency requirements of WSEC Section R406. The drawings should include a schedule listing <br /> the selected energy credits for the proposed project. <br /> a.
