Smoke and carbon monoxide alarms should be specified for each dwelling per IRC Sections <br /> R314.2.2(WAC) and R315.2.2(WAC). Smoke alarms should be interconnected per Section <br /> R314.5. Combination alarms are permitted per Sections R314.5 and R315.4. <br /> a. New combination smoke and CO2 detectors shall be installed in basement per R314.5 and <br /> R315.4. Contractor to verify smoke and CO2 detectors on main level comply with current <br /> codes. <br /> 9. The Basement Level should be provided with a whole house ventilation system complying with <br /> See IRC Section M1507.3. The drawings should state compliance with one of the systems <br /> specified in Sections M1507.3.4 through M1507.3.7; the requirements for the selected system <br /> should be specified in the plans. See IRC Section R303.4 (WAC). Where an exhaust fan is <br /> required, the location and exhaust rate should be specified in the plans. <br /> a. Basement will comply with M9.507.3 -- whole house ventilation using exhaust fans. flans <br /> specify Panasonic Whisper FV-11J.5VQ or similar. <br /> 10.The location and type of heating system should be specified for each dwelling per IRC Section <br /> R303.9 (WAC). Gas appliances are prohibited in the locations specified in Section G2406. Use <br /> of space heaters and wood stoves are not permitted as the primary heating system. Solid fuel <br /> devices (e.g., wood stoves) should comply with IRC Section R303.9.3 (WAC). <br /> a. Basement will be heated using wall heaters. Existing furnace will continue to heat the <br /> main level. <br /> k <br /> 11. Each dwelling should be provided with a system supply hot water per IRC Section R306.4. The <br /> location and type of system for the Main Level should be specified in the drawings. Seismic <br /> restraints should be specified for tank water heaters per IRC Section M1307.2. <br /> a. New water heater to be installed on main level per plans (Min FF of 0.91). Water heater <br /> in basement and main level to have seismic restraints per M1307.2 <br /> Structural <br /> 1. The proposed modifications to the Basement Level appear to modify existing load bearing walls <br /> and posts at this level. Structural modifications at this level should be clarified. If modifications <br /> have occurred, structural framing plans for the structure should be provided demonstrating that <br /> the modified load paths comply with the IRC. Alternatively, structural calculations <br /> substantiating the framing may be submitted per Section R301.1.3. See Section R301.1. <br /> a. There are no modifications to load bearing walls or posts <br /> 2. The exterior wall openings (i.e., doors and windows) for the Basement Level appear to be new. <br /> Framing details for the new opening should be submitted for review. The details should specify <br /> headers and studs per Sections R602.7 and R602.7.5. Framing fasteners should be specified <br /> per Table R602.3(1). <br /> a.
