[drawing clarity] It appears that not all plans and elevations show the proposed extension of the roof-accessible garage. Please update all plans for proposed work to show the structures' completed condition. See IRC Section R106.1.1. a. Per the drawings submitted and google maps imagery, it appears that the deck bridging the main floor and Grand Avenue are at a different elevation than the top of the garage roof. Please provide sections of the stairs and landing accessing the rooftop deck. STRUCTURAL 4. [new walls] Details for the construction of the new wall in the garage should be included.The details should specify connections for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 and R301.1. 5. [rooftop deck] a rooftop deck is proposed to be placed atop the garage structure. Engineering analysis should be provided using the applicable load combinations within chapter 2 of ASCE 7-16 which provides a complete load path for general stability from floor to foundation per section 1.4.1 of ASCE 7-16. 6. [retaining walls] please provide calculations for the retaining walls on the south side of the structure per the provisions of IBC Section 1807.2. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new sets of revised construction documents reflecting the corrections requested. Please include a response letter which indicates how the corrections were resolved. All codes cited refer to the 2021 International Building Code (IBC), 2021 International Existing Building Code (IEBC),the 2021 International Fire Code (IFC),the 2021 International Mechanical Code (IMC), and/or the 2021 Washington State Energy Code (WSEC), as amended by the State of Washington and adopted by the City of Everett. The current IBC referenced standard for accessible design is the Washington Accessibility Code 2017 ("Accessible and Usable Buildings and Facilities" ICC/ANSI A117.1- 17). Federal ADA regulations and standards may be more restrictive. These comments address building issues only. Additional revisions or additions may be required by other departments(such as Utilities,Traffic,Planning or Fire).
