Per the drawings submitted and google maps imagery, it appears that the deck bridging <br /> the main floor and Grand Avenue are at a different elevation than the top of the garage <br /> roof. Please provide sections of the stairs and landing accessing the rooftop deck. <br /> STRUCTURAL <br /> 4. [new walls] Details for the construction of the new wall in the garage should be included.The <br /> details should specify connections for the top and bottom framing plates to the existing <br /> structure. See IRC Sections R106.1.1 and R301.1. <br /> 5. [rooftop deck] a rooftop deck is proposed to be placed atop the garage structure. Engineering <br /> analysis should be provided using the applicable load combinations within chapter 2 of ASCE 7-16 <br /> which provides a complete load path for general stability from floor to foundation per section <br /> 1.4.1 of ASCE 7-16. <br /> 6. [retaining walls] please provide calculations for the retaining walls on the south side of the <br /> structure per the provisions of IBC Section 1807.2. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter which indicates how the corrections were resolved. <br /> All codes cited refer to the 2021 International Building Code (IBC), 2021 International Existing Building <br /> Code (IEBC),the 2021 International Fire Code (IFC),the 2021 International Mechanical Code (IMC), <br /> and/or the 2021 Washington State Energy Code (WSEC), as amended by the State of Washington and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the <br /> Washington Accessibility Code 2017 ("Accessible and Usable Buildings and Facilities" ICC/ANSI A117.1- <br /> 17). Federal ADA regulations and standards may be more restrictive. <br /> These comments address building issues only. Additional revisions or additions may be required by other <br /> departments(such as Utilities,Traffic,Planning or Fire).
