The selected energy credits may require increases in the base performance <br /> requirements, such as increased thermal performance of the building envelope components. <br /> Where applicable, the base performance values should be revised for consistency with the <br /> selected energy credits. No Energy Credits are required for an existing residence not increasing <br /> floor area or change in use. See General Notes, Sheet A-O <br /> Structural <br /> 1. Sheet A-3 appears to show the Main Floor framing including the supporting posts extending <br /> through the Basement level. It is not clear if the posts are incorporated completely in the new <br /> walls. One or more posts are located in open space (e.g., center of Kitchen/Great Room, etc.). <br /> The locations of the posts should be shown in the Proposed Basement Plan on Sheet A-1. See <br /> / Sections R106.1.1 and R301.1. Existing beam support post locations for the existing basement <br /> are shown an Sheet A-1 <br /> 2. Continuing with the previous comment, it is understood that structural modifications are not <br /> occurring. However, if modifications are required for the proposed construction, additional <br /> structural information including but not limited to framing plans, sections, details, material <br /> requirements, and fastener requirements (e.g., schedule, specify proprietary hardware, etc.) <br /> should be including in the construction drawings. See Sections R106.1.1 and R301.1. No <br /> J structural modifications are proposed. Removed and new interior walls are non-bearing <br /> partitions. <br /> 3. The project includes modifications to the exterior walls and foundation to widen existing or <br /> create new window openings at the Basement Level per Sheet A-3. Additional elevations and <br /> details should be provided to specify all of the construction requirements, including but not <br /> limited to demolition of the exterior wall, king and jamb studs, and support of existing floor <br /> framing. Fastener requirements should be specified. See Sections R106.1.1, R301.1, and <br /> ,R602.7, and Table R602.3(1). The new window wells for Emergency Escape and Rescue <br /> equires saw cutting existing concrete foundation/Retaining wall and thus removal of an <br /> additional 3' wide and 2'tall section of concrete. No alteration of existing construction <br /> supporting the floor and roof above is proposed or necessary. See Sheet A-4, Flag Notes 3/S-4 <br /> 4. Continuing with the previous comment, the Floor Framing Plan on Sheet A-3 specifies new <br /> (2)2x6 headers for the modified and new window openings. The headers are required to <br /> support floor, wall, and roof loads. Calculations substantiating the headers should be submitted <br /> for review. The headers are anticipated to be fastened together for stability and should include <br /> / requirements. See Sections R106.1.1 and R301.1.3.
