IPMC 108.1.4 Unlawful structure. <br /> An unlawful structure is one found in whole or in part to be occupied by more persons than permitted <br /> under this code, or was erected, altered or occupied contrary to law. <br /> IPMC 106.1 Unlawful acts. <br /> It shall be unlawful for a person,firm or corporation to be in conflict with or in violation of any of the <br /> provisions of this code. <br /> IRC R105.1 Required. <br /> Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or <br /> change the occupancy of a building or structure, or to erect, install, enlarge, alter,repair, remove, <br /> convert or replace any electrical, gas,mechanical or plumbing system, the installation of which is <br /> regulated by this code, or to cause any such work to be done,shall first make application to the <br /> building official and obtain the required permit. <br /> IRC R310.2.2 Window sill height <br /> Where a window is provided as the emergency escape and rescue opening, it shall have a sill height of <br /> not more than 44 inches(1118 mm)above the floor;where the sill height is below grade, it shall be <br /> provided with a window well in accordance with Section R310.2.3. <br /> To resolve these property violations the following corrective actions are required: <br /> 1. Remove from the property house structure basement the portions of the building basement's <br /> unpermitted alterations,apply for and obtain the City of Everett Public Works Department <br /> permits and City of Everett Building Department permits required for the property house <br /> structure basement kitchen alteration repairs to bring the property into compliance with the <br /> Everett Municipal Code,the International Residential Code and the International Property <br /> Maintenance Code. <br /> 2. The property house structure basement removal of the portions of the building basement's <br /> unpermitted alterations are required by City of Everett Public Works permits and City of Everett <br /> Building Department permits to have the work inspected and approved by staff from the City of <br /> Everett, Public Works Department and Building Department. <br /> 3. If the property is sold,sellers are required to provide a copy of this Notice to Comply to the <br /> buyers, prior to the sale of the property. <br /> OR <br /> 4. Apply for and obtain the City of Everett Public Works Department permits and City of Everett <br /> Building Department permits required for the property house structure basement portions of the <br /> building basement's unpermitted alterations,to bring the property into compliance with the <br /> Everett Municipal Code,the International Residential Code and the International Property <br /> Maintenance Code. <br /> • Page 2 of 4 <br />
