The kitchen should specify the minimum required performance rate per IRC Table <br />M1505.4.4(1). <br />10. Seismic restraints should be provided for the hot water tank per Section M1307.2. <br />11. Energy credits are required per WSEC Section R406. The following comments should be <br />addressed: <br />a. The "Energy Credits" notes on Sheet A-0 state that the basement will have electric heating <br />systems. These result in a negative energy normalization credit per WSEC Table R406.2 <br />Item 3. The total credits required per Table R406.3 is four, not two. <br />b. The project appears to be proposing the solar panel installation as an alternative to the <br />energy credits in Table R406.3. Solar panels are covered in Option 6.1. Additional <br />documentation should be submitted substantiating the average annual production (AC <br />kWh); the peak output during daylight summer hours should not be used. Note that the <br />maximum credits allowed for this option is one per 12 kWh, and a maximum of three. <br />c. Continuing with the previous comment, one or more additional energy credits are required. <br />d. The selected energy credits may require increases in the base performance requirements, <br />such as increased thermal performance of the building envelope components. Where <br />applicable, the base performance values should be revised for consistency with the selected <br />energy credits. <br />Structural <br />1. Sheet A-3 appears to show the Main Floor framing including the supporting posts extending <br />through the Basement level. It is not clear if the posts are incorporated completely in the new <br />walls. One or more posts are located in open space (e.g., center of Kitchen/Great Room, etc.). <br />The locations of the posts should be shown in the Proposed Basement Plan on Sheet A-1. See <br />Sections R106.1.1 and R301.1. <br />2. Continuing with the previous comment, it is understood that structural modifications are not <br />occurring. However, if modifications are required for the proposed construction, additional <br />structural information including but not limited to framing plans, sections, details, material <br />requirements, and fastener requirements (e.g., schedule, specify proprietary hardware, etc.) <br />should be including in the construction drawings. See Sections R106.1.1 and R301.1. <br />3. The project includes modifications to the exterior walls and foundation to widen existing or <br />create new window openings at the Basement Level per Sheet A-3. Additional elevations and <br />details should be provided to specify all of the construction requirements, including but not <br />limited to demolition of the exterior wall, king and jamb studs, and support of existing floor <br />framing. Fastener requirements should be specified. See Sections R106.1.1, R301.1, and <br />R602.7, and Table R602.3(1). <br />4. Continuing with the previous comment, the Floor Framing Plan on Sheet A-3 specifies new <br />(2)2x6 headers for the modified and new window openings. The headers are required to <br />support floor, wall, and roof loads. Calculations substantiating the headers should be submitted <br />for review. The headers are anticipated to be fastened together for stability and should include <br />requirements.
