Note that the <br />maximum credits allowed for this option is one per 12 kWh, and a maximum of three. <br />c. Continuing with the previous comment, one or more additional energy credits are <br />req u i red. <br />d. The selected energy credits may require increases in the base performance <br />requirements, such as increased thermal performance of the building envelope <br />components. Where applicable, the base performance values should be revised for <br />consistency with the selected energy credits. <br />2. Stair details should be included. The stair rise and run, and width, should be specified. A <br />section showing the headroom clearances should be provided. Landing and handrails should be <br />provided. Structural modifications may be required. Due to the project no longer including the <br />creation of an ADU, exceptions to current code requirements may be applied, including reducing <br />the rise and run per IFC Section 1104.10. See Sections R311.1 and R311.7. <br />3. Basement ceiling heights appear to not be provided. Please provide ceiling heights compliant <br />with IRC Section R305.1. <br />This review has been performed for general compliance with the building codes as adopted and <br />amended by the state of Washington and the city of Everett. Corrections and comments made <br />during the review process do not relieve the project from compliance with code and permit <br />requirements.
