My answers are in bold below <br /> and the changes have been added to the building plans. <br /> 1. The window in the bedroom in the basement is not shown on the elevation drawings and may not <br /> meet the minimum requirements for egress per code section R310.A window well may be required to meet sill <br /> height requirements.The window has been to the elevation drawings(page 1). We have decided to use this <br /> space as a craft/play room and not as a bedroom. <br /> 2. Stairs shown on site plan that have been removed from the front of the building.The stairs on the front of <br /> the building have been removed (page 1). <br /> 3. Railing on front porch not shown on floor plan where stairs have been removed from floor plan.The railing <br /> has been added to page 1.1. <br /> 4. Provide detail of new foundation connection to existing foundation. (#3 from Previous letter) Please refer <br /> to engineer's comment(TKG: Detail attached). <br /> 5. Beam callout on engineering sheet show two different beams with different spans and different point loads <br /> as BM 39 B. Please refer to engineer's comment(TKG:39B occurs in two places,same size <br /> beam. Calculations for each case are included in the original calc package,also attached. No action necessary). <br /> 6. Beam designated as 36B is not included in the engineering calculations. Please refer to engineer's comment <br /> (TKG: By inspection 36B can be the same size as the beam it supports. Calculation attached) <br /> 7. Guardrail detail G on sheet 6 shows 5-1/2" spacing on pickets which would allow a 4 inch sphere to pass <br /> through.The guardrail detail on page 6 was changed to show 4" spacing on pickets. <br /> 8. Overflows need to be detailed in construction drawings. Details for the overflow drain are shown on page <br /> 4. <br /> 9. No openings allowed less than 5 feet from the property line.The openings for the scupper drain and <br /> overflow drain have been redirected. Details are shown on page 4. <br /> I will bring an updated copy of the building plans this afternoon along with a printed copy of the engineer's <br /> calculations. As follow up to your original letter on December 9, I am still waiting for the updated geotechnical <br /> letter. I should be able to forward the letter later this week or early next week. Based on discussions with <br /> Nelson Geotechnical Associates, I have added the following changes to the building plans: <br /> - Installation of a dry well (5' dia x 5' deep) for the the storm water in the back of the residence. Details are on <br /> page 3. <br /> -A note was added to page 2 indicating that all foundations and slab-on-grades be founded on competent native <br /> soils. <br /> - The deck foundation on page 6 was modified to ensure the deck foundation be founded a minimum of one foot <br /> into competent native soils (additional 2-3 feet). <br /> -A note was added to page 6 to add six inches of free draining gravel and a 6 mm plastic vapor barrier under <br /> the garage slab-on-grade. <br /> Regards <br /> i <br />
