In your letter,you listed 16 points <br /> that needed to be addressed. This response letter will address each point. In <br /> addition, the location where each point has been changed on the building plans will <br /> be highlighted. <br /> 1) Please refer to the structural analysis for wind and seismic loading and for <br /> gravity loads that is included with this letter (2 copies). <br /> 2) It was verified with Tim Garrison (structural engineer) that the existing <br /> south foundation wall is able to support the surcharge loads provided the <br /> additional footings are added as per engineering drawings. If there is any <br /> uncertainty in the calculations,Tim Garrison is available by telephone at 360- <br /> 708-1865. <br /> 3) The new foundation and footings will be attached to the new foundation as <br /> per the engineering drawings (S1 of 2). <br /> 4) In order to achieve 3.5 energy credits,the new addition will adopt the <br /> EFFICIENT BUILDING ENVELOP lb option (1.0 credit) and EFFICIENT <br /> WATER HEATING 5a option (0.5 credits). This will replace option 3a in the <br /> original plans. All energy credits are shown on page 3. <br /> 5) Plumbing fixture flow restrictions will be based on energy code option 5a. <br /> 6) The existing stairs between the main floor and the basement are shown on <br /> pages 2 and 3. <br /> 7) All rooms and spaces have been labeled on the plans. <br /> 8) The stair section and details for the exterior stairs has been added to page 6. <br /> The exterior stairs will be built as per R311.7 IRC. All handrails will be built <br /> as per R311.7.8. Handrails have been added to pages 1, 1.1, 3, and 4. <br />
