The Occupancy Classification for the building should be specified in the drawings. Based on the <br /> City of Everett records, the classification should be See IBC Sections 302.1 and 310.2. <br /> 2. The Construction Type for the building should be specified in the drawings. Based on the City <br /> of Everett records, the type should be N-A". See IBC Section 602.1 and Table 601. <br /> 3. The building requires the load-bearing walls to have a minimum one-hour construction per IBC <br /> Table 601. It is anticipated that the walls being repaired are load bearing. Fire-rated details <br /> should be included in the drawings. See IBC Section 703.3. <br /> 4. The insulation requirements for the walls should be specified. See WSEC Chapter 5. <br /> Structural <br /> 1. The project includes work on the structural systems. The drawings including structural work <br /> are required to be sealed and signed by a professional engineer licensed in the state of <br /> Washington. See IBC Section 107.1 and RCW 18.43. <br /> 2. The drawings specify replacement of the wall sheathing and include a nailing schedule <br /> specifying fasteners (i.e., 'snails or screws' at 6-inch field spacing; the sizes of the fasteners <br /> are not specified. The walls being repaired are likely shear walls based on their locations and <br /> may require tighter fastener spacings with specific fastener requirements, especially at the <br /> lower stories. The fastener requirements should be determined by an engineer and revised as <br /> needed. See IBC Sections 2306.1 and AWC SDPWS-15 Table 4.3A. <br /> 3. Continuing with the previous comment, the wall framing may be larger than the 2x framing <br /> specified in the drawings, especially for lower stories where higher-strength wall construction is <br /> required. See IBC Sections 2306.1 and AWC SDPWS-15 Section 4.3.7.1 and Table 4.3A. <br /> 4. The drawings specify repair of walls likely to be shearwalls that include holdown systems. The <br /> requirements for holdowns should be determined by an engineer and details included as <br /> needed. See IBC Sections 2306.1 and AWC SDPWS-15 Section 4.3.6.4.2. <br /> 5. The construction of the lateral elements may require special inspection per IBC Section <br /> 1705.12.2. A schedule of inspections specifying the types and frequency of each inspection <br /> should be included in the drawings.
