Structural:
1. Please provide an appropriate typical stud spacing and nailing pattern for the 2x4 stud walls per
the provisions of the 2018 AWC NDS or a reference to a tabulated prescriptive wall composition
from the 2018 WRC.
2. The 2018 WBC and 2018 WRC require a complete load path from roof to foundation to soil. Please
ensure that the new walls are connected to the existing foundation by providing and indicating
on plan the anchorage required to secure the sill plate to the foundation.
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with two new sets of revised construction documents reflecting the corrections requested.
Please include a response letter which indicates how the corrections were resolved.
These initial comments are general in nature and based on preliminary information. Additional
comments will typically be generated once a complete submission is reviewed. All comments are based
on the 2018 International Building Code (IBC), 2018 International Residential Code (IRC), and/or the
2018 Washington State Residential Energy Code (WSEC), as amended by the State of Washington and
adopted by the City of Everett.
These comments address building issues only. Additional revisions or additions may be required by other
departments(such as Utilities,Traffic,Planning or Fire). All required submittals must be of sufficient detail
and information to ensure that the proposed structure will be constructed in compliance with all adopted
codes.
Sincerely,
Benjamin Monk, PE
Building Plans Reviewer I City of Everett Public Works
3200 Cedar Street © 425.257.8810 rhammer@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov
