February 27, 2024 G-4396 <br /> Ms. Patrice Doerr Page 2 <br /> Site Observations <br /> A survey of the property line was performed by the homeowner Ms. Patrice Doerr, that indicates <br /> that the fence is entirely on the Doerr property. The hot tub will be located 5 feet from the <br /> property line. <br /> The hot tub concrete pad and the stair landing concrete pad are located approximately 26 and 18 <br /> feet back from the top of the steep slope, respectively. <br /> Steep Slope <br /> The property consists of a 0.21 acre (9,000 square feet) rectangular shaped lot that is 50 feet <br /> wide and 180 feet long. The lot extends from Grand Avenue at the east side and the Rail Road <br /> ROW at the west side, with an elevation change of 78 feet from E1v.100 feet down to Elev. 22 <br /> feet. The east half of the lot is fairly level that has the house and the backyard. The west side of <br /> the lot has steep slopes that has an average of 40 degrees. A G1S map is attached. <br /> The steep slope is well vegetated with grasses and blackberry vines in the top half and some trees <br /> in the lower half. We did not observe any signs of instability or erosion on the slope. No water <br /> seepage was observed at the base of the slope. <br /> Conclusions <br /> Based on our review of the geologic conditions, site observations and knowledge of construction <br /> practices in the area, we have made the following conclusions: <br /> l. The construction of the two concrete pads has not disturbed the steep slopes and they are <br /> located from 18 feet to 26 feet away from the steep slope. <br /> 2. The steep slope to the west of the Ievel yard area is well vegetated and has no signs <br /> erosion or instability. The geologic map does not show any landslide areas on this steep <br /> slope. <br /> 3. The survey markers for the property lines to the north indicate that the fence is located <br /> entirely on the Doerr property, therefore the hot tup will be located 5 feet from the <br /> property line as planned. <br /> GEO Group Northwest, Inc. <br />
