4. Please provide fans for bathroom ventilation and identify their locations per IRC Section M1505.2. <br /> Structural: <br /> 1. The proposed project includes structural work. Due to the altered nature of some of the existing <br /> structural members, structural drawings should be submitted as needed that include framing <br /> plans, sections, details, construction schedules, fastening schedules, materials requirements, <br /> general notes, special inspection requirements, etc. The drawings should substantiate <br /> compliance with the listed expectations for unlawful work per Everett Permit Services website <br /> accessible via the link below: <br /> "Unlawful-work-overview-PDF(everettwa.gov)" <br /> i. https://www.everettwa.,gov/2687/Informational-handouts <br /> 2. Please add detailing and on-plan detail references for the demolition and replacement elements <br /> of the floor section located in "Bed-2" on the upper floor. This section of flooring has been <br /> replaced with 2x4 in-fill flooring with an engineered solution considering the provisions of general <br /> structural integrity per Section 1.4 of ASCE 7-16. <br /> 3. It appears that a hole has been created in the North wall of the split-level entry. This should be <br /> noted on plans and considered in design by a licensed designer (see structural comment #1 or <br /> rationale). <br /> 4. Program Assumptions: Where the new deck joists meet the structure, a detailed connection has <br /> been provided from a standardized connection detailing program, namely, FastenMaster <br /> LedgerOK,which does not represent the existing condition of the structure. Please edit this detail <br /> to explicitly replicate the existing conditions and the new members for clarity during construction <br /> and inspection. See below for more clarification: <br /> a. During the preliminary inspection, rotting timber blocking and joists have been observed <br /> at the junction of the deck joists and upper floor joists. Specifically, in the bathroom it is <br /> possible to see out of the structure through the rotted sections. These rotten members <br /> will require replacement.The assumption that the blocking at the ends of the joist will be <br /> capable of supporting a ledger connection is dependent upon these members being of <br /> the quality assumed by the ledger program. <br /> 5. Structural alterations not shown on plans: Please provide design to replace the unpermitted truss <br /> bracing in the attic space.Additionally,floor joists at the entryway that had been altered without <br /> permits should be inspected and signed off by an engineer. Please consider utilizing a licensed <br /> design professional to draft an engineered connection/solution for both of (but not limited to) <br /> these cases. Please provide a detail illustrating the intended final condition. <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with two new sets of revised construction documents reflecting the corrections requested. <br /> Please include a response letter which indicates how the corrections were resolved. <br /> These initial comments are general in nature and based on preliminary information. Additional <br /> comments will typically be generated once a complete submission is reviewed.
