However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. The Planning Department has <br /> also determined that additional information is required; they will issue a comment letter separately. <br /> Information is attached to provide guidance. Construction-level documents should be submitted for <br /> review. Two complete sets of the revised drawings should be submitted to replace the previously submitted <br /> drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not <br /> intended to provide a comprehensive review. The resubmittal documents should include an itemized <br /> response letter clarifying how the review comments below have been addressed. Depending on your <br /> experience with the adopted codes and preparing documents, we recommend consulting with a design <br /> professional to assist you. <br /> Intake Review Comments: <br /> General: <br /> 1. The submitted documents include sketches forthe proposed project using recycled annotated plans from <br /> a previous incomplete permit application. New construction-level drawings for the currently proposed <br /> work prepared using established drafting standards are required to substantiate compliance with the <br /> IRC. The drawings should include plans, building sections, details, material specifications, design loads, <br /> architectural and structural notes, etc. as needed to clearly show the proposed work. The current editions <br /> of the building codes applicable to the project should be specified. See IRC Section R106.1.1. <br /> 2. The house appears to have unpermitted work, including but not limited to creating habitable space in the <br /> basement and modifying the roof in the northwest corner. Permit No. C0902-006 was previously issued <br /> 04/13/2009;this permit was closed without being finaled on 03/30/2011 due to lack of inspections. Work <br /> performed under this previous permit is incomplete and must be shown on the current construction <br /> drawings as new work; the work must comply with current code requirements. See IRC Section R105.1 <br /> and R113.2. <br /> 3. The proposed scope-of-work is not clear. The drawings should clearly delineate between existing and new <br /> work using established drafting standards. Construction that is not original or performed under a <br /> previously issued and finaled building permit does not qualify as existing and must be shown as new <br /> work. All demolition should be shown on the existing floor plans. All new construction should be shown <br /> on the new floor plan.
