Drew Martin
From: Drew Martin
Sent: Thursday,June 30, 2022 11:34 AM
To: richardjs2002@yahoo.com
Cc: Alex Byrd
Subject: City of Everett Permit Services:2018 Grand Avenue (132206-001) - First Building Intake
Review
Hello, Richard.
Your application has been received and a permit set up. However, the submitted documents are not
sufficiently developed for us to perform a comprehensive review at this time. The Planning Department has
also determined that additional information is required; they will issue a comment letter separately.
Information is attached to provide guidance. Construction-level documents should be submitted for
review. Two complete sets of the revised drawings should be submitted to replace the previously submitted
drawing sets. Preliminary comments are provided below to assist in preparing the drawings, but these are not
intended to provide a comprehensive review. The resubmittal documents should include an itemized
response letter clarifying how the review comments below have been addressed. Depending on your
experience with the adopted codes and preparing documents, we recommend consulting with a design
professional to assist you.
Intake Review Comments:
General:
1. The submitted documents include sketches forthe proposed project using recycled annotated plans from
a previous incomplete permit application. New construction-level drawings for the currently proposed
work prepared using established drafting standards are required to substantiate compliance with the
IRC. The drawings should include plans, building sections, details, material specifications, design loads,
architectural and structural notes, etc. as needed to clearly show the proposed work. The current editions
of the building codes applicable to the project should be specified. See IRC Section R106.1.1.
2. The house appears to have unpermitted work, including but not limited to creating habitable space in the
basement and modifying the roof in the northwest corner. Permit No. C0902-006 was previously issued
04/13/2009;this permit was closed without being finaled on 03/30/2011 due to lack of inspections. Work
performed under this previous permit is incomplete and must be shown on the current construction
drawings as new work; the work must comply with current code requirements. See IRC Section R105.1
and R113.2.
3. The proposed scope-of-work is not clear. The drawings should clearly delineate between existing and new
work using established drafting standards. Construction that is not original or performed under a
previously issued and finaled building permit does not qualify as existing and must be shown as new
work. All demolition should be shown on the existing floor plans. All new construction should be shown
on the new floor plan. Where the proposed project includes modifications existing building components
i
