All code references in the plans now refer to 2021 International Residential Code (IRC) and <br /> 2021 Washington State Energy Code (WSEC). <br /> 2. The plan revisions now address the "Addition" nature of this project. <br /> 3. Fireplace and hearth installation, reroofing and residing have been removed from the scope <br /> of work, as well as any references to those items in the general or demolition notes. <br /> 4. Crawlspace and attic ventilation references have been removed from the general notes. <br /> 5. Sheet A-0 has been revised to the correct"IRC" designation. <br /> 6. General demolition note no. 7 to save existing windows has been deleted, and all new <br /> windows are shown to meet the energy code. <br /> Architecture and Energy <br /> 1. See sheet A-0, Table R402.1.3 has been amended to match the 2021 WSEC, as well as the <br /> Energy Code General Notes. <br /> 2. See sheet A-0, Table R402.1.3 shows requirements for climate zone 6 and also shows <br /> requirements for fenestration and ceiling (attic) insulation. <br /> 3. There are no openings planned for the main floor level. <br /> 4. See sheet A-1, there is now a thermostat shown for the ADU, to be located in the hallway, as <br /> well as a number of wall casettes shown for the planned ductless heating system, as well as <br /> a location for the exterior wall-mounted compressor unit. <br /> 5. See sheet A-1, there are now two hot water tanks located in the existing garage, one for the <br /> main house and the other for the ADU, both of which are accessible to the tenants without <br /> accessing each others' space; in addition, seismic strapping and a drain pan are indicated on <br /> the plan for these units. <br /> 6. See sheet A-1, there are now two electrical sub-panels shown in the existing garage area, <br /> one for the main house and the other for the ADU, with access to each for the tenants. <br /> 7. See sheet A-0, general note no. 22, which calls for all smoke detectors to be hard-wired and <br /> interconnected throughout the building. <br /> 8. See sheet A-1 Lower Floor Remodel Plan, which shows a note for the 6'-4" min. beam-to- <br /> floor clearance, and sheet A-2, the East Exterior Elevation shows a dimension from existing <br /> basement slab to the bottom of the existing main floor joists (i.e. the ADU ceiling ht.) <br /> 9. See sheet A-1 Lower Floor Remodeling Plan and also the Main Floor Remodel Plan, which <br /> now indicate the routing of the dryer exhausts. <br />
