The purpose of the repair plan was to provide the necessary information
needed to properly lift and stabilize the settled portion of the structure, in particular along the
north side and rear wall of the two-story garage.
The existing foundation has settled up to 3M.—inches in to the soil at the northwest corner and up
to 2% inches at the front right corner of the garage. This settlement has cracked the floor slab
and caused the garage door to not close fully. I have determined that the settled foundation at
the garage and around the northwest comer of the home can be lifted and permanently
stabilized with eleven (11) helical piers and foundation brackets placed under the foundation.
The existing residence and garage were built on this sloping residential property in 1950 based
on available online information. The rectangular shaped home is about 38-feet wide from north
to south and up to 40-feet deep. The garage is attached to the north side of the home and is
10-feet wide by 24-feet deep. There is also a retaining wall along the south edge of the
driveway leading to the garage. The settlement is probably due undersized footings for the
heavy brick veneered wall structure.
err s.. r
x
Ji
R
Front or East side of the Dawson House and Garage
