The pipe pier shafts will be supported for their full length against buckling. They will be installed <br /> in gravelly soil that has no acidic conditions that would deteriorate the steel piers. I anticipate <br /> that a hard bearing layer is probably present about 15 to 20 feet below the footings based on <br /> this being mostly a glacially consolidated marine sediment soil. <br /> I have calculated that the pressure used to drive the piers should be at least 18,500 pounds of <br /> equivalent torque capacity at the rear wall of the house and garage and 10,000 pounds at the <br /> north side gable end wall of the garage. I used a snow loading of 25 psf at the roof and 50 psf <br /> at the garage floor with dead loading consistent with the materials used. The piers along the <br /> north and west walls should not be spaced further than 7 feet apart. <br /> Once the wall is lifted, I recommend that an expansive polyurethane fill be injected through and <br /> under the floor slab to fill any voids created by lifting the foundation and wall. <br /> In conclusion, I found that the rear wall of the house and garage at the Dawson Family <br /> residence at 3426 Tulalip Avenue in Everett, Washington have experienced up to 3'/.-inches of <br /> settlement with additional settlement along the entire north side wall of the two-story garage and <br /> residence. t the right front or east corner. Please refer to my attached repair plan for lifting and <br /> stabilization recommendations possible with a total of eleven hydraulically driven helical piers <br /> with foundation brackets placed under the footings and a polyurethane fill injected under the <br /> slab after the wall and floor is lifted. <br /> I have enjoyed working with you on this project.
