Nautica Soundview Rooftop Deck J2 Letter Page 2
2. Agreed that Guard loads are to be accounted for.The design of Guards is a deferred submittal as noted
on Sheet A0.1 of the submitted plans.Section 1603.1.1 does not require this information to be on the
plans.J2 will verify design loads when reviewing the submittal from the railing engineer.
3. The note under"Deferred Submittals" of sheet A0.1 has been changed to reflect the requirements of
IBC Section 107.3.4.1. Note that the verbiage is different than requested by the City of Everett. It is not
industry standard, or a code requirement, for an FOR to perform a "comprehensive review" or"approve
for fabrication".
a. "Metal Guards:Submittal documents, including shop drawings and engineering calculations
stamped by a licensed professional engineer in the state of Washington, are to be submitted to
J2 for review. Once approved by J2,they will be forwarded to the building official with a
notation indicating that the deferred submittal documents have been reviewed and found to be
in general conformance to the design of the building. The deferred submittal items shall not be
installed until the deferred submittal documents have been approved by the building official."
4. Attached, please find structural calculations for the rooftop deck.
5. See item#4 above.
6. This proposed project does not alter the existing roof framing. It also does not increase the load to the
structure and there is no change of use or occupancy. The existing main roof framing is assumed to be
adequately designed by the original FOR and was approved by the City of Everett. The original rooftop
deck was supported on sleepers with the same general configuration as the proposed pedestal supports.
This project does not significantly modify the load path to the existing structure. Note that the design
has been changed requiring pedestals at 2' o.c. along the deck beams.
7. See item#4 above.
Sincerely,
12 BUILDING CONSULTANTS, INC.
Ryan Paddock, P.E., Principal
PAb
i
39655
OfCISfERryO
EXPIRES: .3/21/2024
Mukilteo Headquarters Portland Office Salt Lake City Office
8425 44'"Avenue West 4504 S Corbett Avenue,Suite 100 740 E 3900 S,Suite 208
(855)774-5600 Mukilteo,WA 98275 Portland,OR 97239 Salt Lake City,UT 84107
www.J2Consultants.com (425)774-5600 (503)S46-8212 (385)202-6377
