The project includes work required to be sealed and signed by a professional architect licensed <br /> in the state of Washington. Architectural drawings should be included in the set of construction <br /> drawings. See IBC Section 107.1 and RCW 18.08.410. <br /> 2. The proposed work includes modifications to the weather barrier (i.e., roof system). The RCW <br /> 64.55 form is required to be completed and included with the submittal documents. <br /> Egress: <br /> 3. Framing Plan 1/S1.1 specifies three ramps. The following comments should be addressed: <br /> a. A section is provided for only one of the ramps. The drawings should specify the slopes for <br /> all three ramps. The slopes should not exceed 1:12. See IBC Sections 107.2.1 and 1012.2. <br /> b. Handrails should be specified on both sides per IBC Section 1012.8. Details for the handrail <br /> construction should be included in the drawings per IBC Section 1014. Detail 1/S2.3 for <br /> stairways does not show the proper requirements for ramps. <br /> c. Edge protection should be specified on both sides per IBC 1012.10. Details for the edge <br /> construction should be included in the drawings. <br /> 4. The top of the southeast landing intersects a 5-foot wide walkway access to the Stair 1 <br /> penthouse. The minimum width should comply with the minimum 44-inch corridor width <br /> requirement per IBC Table 1020.1. The ramp is required to have handrail extensions per IBC <br /> Section 1014.6. A section should be provided specifying this minimum clearance. <br /> 5. Detail 2/S2.3 should be revised per the following comments: <br /> a. The detail should show the required guard construction for ramps. See IBC Section 1012. <br /> b. The minimum 42-inch guard height should be specified. See IBC Section 1015.3. <br /> Accessibility: <br /> 6. Framing Plan 1/S1.1 includes landings at the penthouse doors. The landings are required to <br /> provide a minimum 60-inch landing between the door frames and the end of the ramps. See <br /> IBC Section 1101.2 and ICC A117.1-09 Section 405.7.5. <br /> Structural <br /> General: <br /> 1. The roof deck is an assembly area required to be designed for a minimum 100 psf load per IBC <br /> Table 1607.1 Item (4); the load is not reducible per Footnote (m). The design loads should be <br /> specified in the construction drawings.
