Mr. David Delgado
32 Consultants
Plan Check Number: B2303-042, First Building Review
March 16, 2023
2. The guards are required to be designed for the minimum loads per IBC Section 1607.8.1. The
design loads should be specified in the construction drawings. See IBC Section 1603.1.1.
3. The "Deferred Submittals" Sections on Sheet A0.1 should include the following note listing work
to be reviewed and approved by the FOR prior to construction. Review and approval by the
FOR will be deemed to satisfy the requirements of IBC Sections 107.3 and 107.3.4.1. This work
will not require additional review by the City of Everett as it has been reviewed in principle on
the issued construction drawing; final review responsibility is deferred to the EOR.
Alternatively, the applicant is required to identify and submit the items listed below under
separate permit applications for review and approval prior to construction, or they must be
included in the current submittal documents. Work qualifying as shop drawings may be listed
separately per the Exception of IBC Section 107.1.
"Submittal documents for the following components and systems are required to be reviewed
and approved by the Engineer-of-Record(EOR)in accordance with IBCSection 107.3. The
submittals shall be prepared by a professional engineers)licensed in the state of Washington.
The FOR shall perform a comprehensive review for conformance with the approved construction
drawings and the referenced buildings codes The FOR shall mark the submittals as approved
for construction prior to fabrication and erection by the manufacturer(s)and contractor(s)."
Gravity System:
4. Calculations substantiating the design should be submitted for review. See IBC Sections 1604.1
and 1604.4.
5. The proposed design appears to indicate proprietary connections identified as "pedestals per
design docs" in the details on Sheet S2.1. The connections should provide a positive
connection the roof structure to resist uplift forces from wind loading. Calculations
substantiating the design should be submitted for review. See IBC Section 1609.1 and ASCE 7-
16 Chapter 26.
6. The design requires new support points that do not utilize existing bearing points. It is noted
that the original record drawings do not indicate that the roof was designed to support
concentrated loads, nor where the supports aligned with walls and framing below. Based on a
typical tributary area and total allowable load of approximately 110 psf, 1,760-pound estimated
concentrated loads are being applied to the roof structure. The roof, and notably the
unsupported panel sheathing, have not been designed for these loads. Calculations
substantiating the strength of the existing roof construction are required. IEBC Section 806.2
does not apply due to the revised construction and load paths. Details for modifications to the
roof construction should be included as needed. See IBC Sections 1603.1, 1604.1, and 1604.4.
7. Continuing with the previous comment, the roofing materials will be required to transfer
compressive loads from the pedestals to the roof structure. Documentation should be
submitted substantiating that the loads do not exceed the performance limits.
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 3 of 4
