However, the submitted documents are not sufficient
for us to perform a review at this time. The Planning Department has also determined that the project is not
sufficient to perform a review; they will issue a comment letter separately. Construction -level documents
need to be submitted for review. Information is attached to provide guidance. Preliminary comments are
provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive
review. Depending on your experience with the model codes and preparing documents, we recommend
consulting with a design professional to assist you.
There are numerous assumptions in the comments below that do not accurately reflect prior permitted work,
county records, and resulting impact on the plan submittal.
1. The submitted drawings are not construction -level drawings and generally show the as -built
condition. Construction -level drawings should be submitted for review. The drawings should be on the
same size sheets of paper and drawn to -scale. The drawings should include both architectural and
structural sheets. The existing and new construction should be clearly delineated.
The resubmitted drawings are drawn to scale, to general standards, and an as -built and proposed plans
are included with the March resubmittal. As shown, the as-builts and proposed plans are the same floor
plan with notes with exceptions noted to adding walls and plumbing to the upper floor. There were no
changes to the structure of the building or the interior walls on the main floor or in the basement. A
permit was obtained C1703-005 (attachment #1) for the post and beam in the basement by a prior owner.
The permit is shown in City records as the footing was inspected, approved and archived. The post and
beam are available for inspection.
