5. The roof has been replaced. This should be stated in the drawing. <br />The roofing does not appear to have been replace in the last several years. Regardless, the roof will be <br />available for inspection. <br />6. The roof over the rear porch and the stairway have been added without permits. Plans, sections, and <br />details should be provided for the contruction. <br />There are no indications that the roof has been added within at least 20 years. Please see attached <br />aerial photographs in 2001, 2007, 2012, and 2020. (attachments 6-9). Also, the permit in 1999 <br />indicate a new foundation along with a building permit. (attachment 3). It appears to be consistent <br />with the aerial photographs submitted. The exterior stairway is shown on the proposed plans <br />Interior walls have been moved at both the Main and Attic levels. Structural framing plans for the roof, <br />floor, and walls should be provided substantiating the load paths. <br />There is no evidence that walls, structural or non-structural were moved between 2000 and prior to the <br />current owner's acquisition. The current owner has added walls as shown in the upper floor plan. These <br />are not structural walls. A permit in 1999 (attachment #3) indicated some partition walls were added, <br />likely for the purpose of adding the upstairs bathroom and washing machine and dryer area in the <br />kitchen on the main floor. <br />8. The floor framing at the Main and Attic levels has been modified to move the staircase. Plans and details <br />demonstrating compliance with the IRC for the modified floors are required. <br />As stated previously, the walls were not moved and the stairway has not be modified. <br />9. The interior staircase is not code compliant and must be replaced. Provide handrails. <br />The interior staircase was not modified or moved. Code allows for an existing stairway to be maintained <br />when space is limited and significant structural modifications are required. Handrails will be added as noted <br />in proposed plans <br />10. Insulations is required as follows: <br />a. Under the Main level. Insulate to depth of cavities. <br />b. Attic walls and ceiling (i.e., roof). Insulate to depth of cavities. <br />c. Attic crawl space over level below. Insulate to minimum R-49. <br />d. Insulation in the main walls where exposed due to fire damage. Insulate to the depth of the walls. <br />Insulation schedule shown on proposed plans <br />11.
