d. The attic should be storage only with a total area of 344 SF. The ceiling height is not indicated, but <br />is presumed to be less than the code minimum for habitable space. <br />The assumption that the ceiling height is less than 7 feet is not correct. The upstairs height is 7 <br />feet for approximately 344 sf. That area that is 7 feet is shown on the revised as -built and <br />proposed plans. County records as shown in the attachment indicate 344 sf of "finished" area on <br />Floor 2 (not attic). It is also shown to be a 1 1/2 Story Structure. As such, county records indicate <br />this is habitable space and has been considered habitable space. It does not show an attic or <br />unfinished space. See attachment of County records as finished space. <br />e. The attic is not permitted to include bedrooms. The bedroom dimensions are not code <br />compliant. The windows do not appear to meeting the requirements for egress windows. <br />The revised proposed plans deletes reference to bedrooms to the upstairs area and are <br />not proposed at this time. <br />f. A bathroom was added to the Attic level under Permit No. C9911-015). The permit should be <br />located at the east end of the building where a bedroom is indicated, not at the center of the <br />building. The bathroom shown is new and not constructed with a permit. The bathroom must <br />comply with current head clearances or be removed. <br />There was no indication that the bathroom located upstairs was added to the far east end of <br />the upstairs area. The Permit (C9911-015) indicated a water closet, shower, and vanity in <br />upstairs. A drawing submitted in 2017 for a permit application shows the upstairs bathroom <br />located in the same place it is now located and previously permitted, not at the east end, <br />which is omitted in that drawing. New fixtures were installed by a previous owner. <br />The bathroom as located was permitted in 1999 and not new. It meets and exceeds minimum <br />height requirement of 6'8". See attachment #5. <br />3. Replacement of all materials due to fire damage should be specified in the drawings. <br />Upon inspection of the property, repairs made to the structure were minor. On the basement plan it shows <br />the location of repairs to the east 2x4 and 2x6 walls. <br />4. Smoke alarms are missing outside the bedrooms. The alarms are required to be interconnected and <br />provided with battery back-up power. <br />The smoke alarms and carbon monoxide alarms are shown in revised proposed plan outside the <br />bedroom and stairway and to be installed per code. <br />
