<br />STANDARD LEASE <br /> <br /> <br /> This Lease is made as of the date of the Mayor’s signature below, between the City of <br />Everett, a Washington municipal corporation (“Landlord”), and the Tenant identified below in <br />the Basic Lease Provisions (“Tenant”). <br /> <br />1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br />part of this Lease: <br /> <br />Tenant <br />EHT, Inc., a Delaware corporation, d.b.a. Everett Silvertips <br />2000 Hewitt Avenue, Suite 100 <br />Everett, WA 98201 <br />zoranr@cshinternational.com <br />Base Rent $ 1,300 per month + leasehold tax <br />Security Deposit $ 0 (if “0” or left blank, then there is no security deposit) <br />Building The building located at 2000 Hewitt Avenue in Everett, Washington, in <br />which the Leased Premises is located. <br /> <br />The legal description of real property on which the Building is located is <br />attached as Exhibit A. If the parties determine that a drawing of the Leased <br />Premises is necessary, it will also be included as part of Exhibit A. <br />Leased Premises Suite 120, Hewitt Avenue, Everett WA, 98201 <br />Term October 1, 2025 to August 31, 2026. <br />Extension Term N/A <br />Approved Use Temporary fitness facility with free-standing equipment only <br />Special <br />Termination <br />Right <br />Landlord or Tenant may terminate this Lease for convenience at any time <br />with a minimum 30 days notice.
