2 <br />Services <br />Provided by <br />Landlord <br />Electricity and HVAC <br />Additional <br />Requirements <br />Regarding Signs <br />Tenant shall not inscribe or post, place, or in any manner display any sign, <br />graphics, notice, picture, placard or poster, or any advertising matter <br />whatsoever, anywhere in or about the Leased Premises or the Building at <br />places visible (either directly or indirectly as an outline or shadow on a glass <br />pane) from anywhere outside the Leased Premises without first obtaining <br />Landlord’s written consent thereto, such consent to be at Landlord’s sole <br />discretion. Any such consent by City shall be upon the understanding and <br />condition that Tenant shall remove the same at the expiration or sooner <br />termination of this Lease and Tenant shall repair any damage to the Leased <br />Premises or the Building caused thereby. <br />Additional Rules N/A <br />Additional <br />Provisions <br />The Landlord shall furnish the public and common areas with electricity, <br />heat, and air conditioning. The Landlord shall provide the common area <br />toilet rooms with water, sewer, trash collection, and supplies. <br />Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br />such work is shown in Exhibit C. If there is no Exhibit C, Landlord has not <br />agreed to construct any improvements in the Leased Premises. <br />Lease Guaranty Name of Guarantor, if any: N/A. <br />The terms and conditions of the Lease Guaranty, if any, are provided in <br />Exhibit D. If there is no Exhibit D, then there is no Guarantor or Lease <br />Guaranty. <br />Parking The parking provisions of this Lease, if any, are provided in Exhibit E. LEASED PREMISES. Landlord leases to Tenant, and Tenant leases from Landlord, <br />the Leased Premises. Tenant has examined the Leased Premises and is in all respects familiar <br />with the Leased Premises and the improvements in the Leased Premises and Building. Tenant <br />accepts the Leased Premises and its improvements in their “as is” condition. Tenant further <br />acknowledges and agrees that (a) except as specifically provided in this Lease, Landlord has made <br />no representations or warranties to Tenant with respect to the Leased Premises or the Building, <br />(b) Tenant is not relying on any representations or warranties by any person regarding the Leased <br />Premises or the Building, and (c) except for Landlord Work, if any, described in Section 1 and
