December 23, 2009 <br /> MEMORANDUM FOR CITY OF EVERETT AND CONTRACTORS <br /> Permit Applicant/House Owner: Terence Starzl <br /> Renovation Plan for 1202 Rucker Ave, Everett, WA 98201, lot legal description: Church <br /> &La Moures Suppl. Blk. 226 D-00—Blk 226 Frac Lot 17 &All Lot 18,And Heights <br /> Add to Everett Blk 226 D-00—Lot 17. Tax Identification Number: 004094-226-017-00, <br /> And 004686-226-017-00, <br /> OVERVIEW <br /> After many years of neglect by previous owners,this house will be completely renovated. <br /> All plumbing, electrical, heating and ducting in the house will be replaced to meet current <br /> code requirements. Original trim and wood work will be preserved and reused as much <br /> as possible. There will be no significant changes to existing floor plans in the main and <br /> upper floor. The basement will have added walls. The Everett Historical Commission <br /> has reviewed and approved the new roof dormer designs on September 25,2009. The <br /> dormers will be added to the roof, along with house frame structural strengthening as <br /> detailed in West Coast Structural Engineering plans_ All construction work will meet or <br /> exceed applicable code requirements. All work inspections will be requested as required. <br /> For now, permits applications are submitted for Phase I only. Phase II and Phase III <br /> permits will be submitted in 2011 and 2012. The renovation will be accomplished in <br /> phases described as follows: <br /> PHASE I General Description (2010 to 2011) <br /> Approximately half of the basement concrete floors will be removed and re-poured. The <br /> deck will be removed. The existing carport concrete under the deck will be removed and <br /> re-poured. House framing will be repaired and strengthened to install east and west <br /> facing dormers on the roof. The roofing and gutters will be replaced. A new gas furnace <br /> will be installed in the basement, along with new ducting throughout the entire house. <br /> Electrical service to the house will be upgraded. Knob and tube wiring in basement and <br /> main floor will be replaced. All existing plumbing will be replaced with PEX or ABS as <br /> applicable. On the basement and main floor,the old lath and plaster walls and ceiling <br /> will be replaced with drywall. Insulation will be installed in all exterior walls. The <br /> kitchen will be entirely renovated. Flooring, walls and ceilings in basement and main <br /> floor will be finished. The upper floor bathroom will be completely renovated. This <br /> phase is described in detail further below. <br /> PHASE H General Description(2011 to 2012) <br /> The upper floor with four bedrooms will be completely renovated. Lath and plaster walls <br /> will be removed and replaced with drywall. Knob and Tube electrical wiring will be <br /> replaced to meet current electrical code. Exterior walls will be insulated.
