The construction drawings should include all levels of the house.At a minimum,the plans should <br /> show the walls, doors, windows including egress windows, smoke and CO alarms, and use of each <br /> room. See IRC Section R106.1.1. <br /> 3. The drawings should clearly delineate between existing and new work using established drafting <br /> standards. All demolition should be shown on the existing floor plans.All new construction should <br /> be shown on the new floor plan. See IRC Section R106.1.1. <br /> Architectural <br /> 1. The bedrooms should have emergency egress openings.The minimum opening dimensions and <br /> area, and maximum bottom sill opening height of the floor, should be specified. See IRC Section <br /> R310. <br /> 2. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. The alarms should be hardwired, interconnected, and <br /> provided with back-up battery power as required. <br /> Structural <br /> 1. The proposed project includes structural work.The modified load path, wall removal, should comply <br /> with the prescriptive limitations of the IRC. Alternatively, an engineered analysis and design may be <br /> performed. Structural drawings should be submitted as needed that include framing plans, sections, <br /> details, fastening schedules, general notes, etc. See IRC Sections R106.1.1 and R301.1. <br /> 2. Where a structural design is performed per Section R301.1.3, structural drawings and calculations <br /> should be prepared by a professional engineer licensed in the state of Washington; the drawings <br /> and calculations should bear the seal and signature of the engineer. See RCW Sections 18.43.010, <br /> 18.43.020, and 18.43.070. <br /> 3. The proposed project includes the demolition of walls. Framing plans for the floor, ceiling, and roof <br /> should be provided to substantiate which walls are not load-bearing.The plans should also include a <br /> note requiring the contractor to verify the walls are not load bearing prior to demolition. See IRC <br /> Section R301.1. <br /> 4. Details for the construction of new walls should be included.The details should specify connections <br /> for the top and bottom framing plates to the existing structure.
